Siding Replacement in HOA Communities: Key Things to Know

Siding is vital to your home’s protection against harsh weather and the elements. After years of exposure to extreme conditions, you’ll eventually need a new one. Sometimes, major home improvements, such as siding and roof replacement, requires homeowners association (HOA) approval. If this is the case, accomplish it ahead of time to avoid fees, conflicts or delays later in your project.

Here are essential things to know about replacing siding in an HOA community.

How Do You Know if Your Project Requires Approval?

It isn’t uncommon for homeowners to ask which projects need HOA approval. Do you need gutter repair or new siding? Usually, you will need to consult your HOA board if you are repairing or renovating a part of your exterior. You might also need HOA approval if you are relocating or adding plumbing and electrical systems, planning structural changes or replacing your flooring.

What to Do to Get Approved

Read Your CC&Rs

Covenants, conditions and restrictions (CC&Rs) vary from one HOA community to another. Make sure you have the latest version of this document, and read it thoroughly. If there are things unclear to you, consult board members.

Work With Reputable Professionals

It always helps to work with a company with experience in HOA communities. Sometimes, the board has a list of contractors who are aware of their guidelines. You can ask for referrals from your neighbors, family and friends. Before hiring a contractor, check if they have appropriate licenses and insurance, read customer feedback, and ask to see portfolios.

Seek Approval in Advance

The CC&Rs should indicate which forms you need to submit. Typically, you’ll need to provide a project proposal or submit additional documents. Sometimes, the board approves projects, but with certain conditions.
