What Should I Look for in a Roof Warranty?

Roof replacement comes with significant costs. So, you have to make sure to check the warranties because these will serve as your backup and save you from additional expenses in case something goes wrong with your new roof. 

Here are some of the details that you should check when reviewing a roof warranty.

Material Warranties

Here are some basic information to give you an idea of what to expect from a good roof warranty:

  • Installation – Material warranties typically have installation requirements. This means that the material should be installed properly. Otherwise, the warranty can be voided. Good roofers will stand behind their work, so they will likely be confident in offering a guarantee on their installation.
  • Shingles – Asphalt shingles can last for around 20 years or longer depending on the grade of shingle used as well as the maintenance they received. Higher-quality shingles may come with a lifetime warranty, so they may be able to provide the best bang for your buck. Just make sure to carefully review the warranty terms and conditions to have a better understanding of what these lifetime warranties entail.
  • Underlayment – Underlayment is a critical component of residential roofing systems, and you can have it covered by a warranty. Fiberglass underlayment, for instance, can be warrantied for up to 50 years. However, make sure to take note of the conditions of the warranty. Typically, proper maintenance and correct installation are crucial for the warranty to remain in effect.

Expiration

Roofing warranties have an expiration date. Even lifetime warranties do not actually mean forever. That said, check with the manufacturer or your contractor what is considered a “lifetime” because this may only be 30 years in warranty terms.
